Please note that there are also content requirements for your Talkguest listings in order to be able to connect them with HomeAway/VRBO.
Vrbo/HomeAway Listings Approval Content Guidelines:
- Listing title must include at least 20 characters (max of 80)
- Address has to be present: address, city, country_code, zip
- Description must include at least 400 characters
- Each listing provides at least 6 photos, with a recommended size of 1920 x 1080 pixels.
- Bedroom and bathroom count should be included for each listing
- Rental type has to be set
- Rates have to be set in:
- Default base rate
- Nightly rates
- Fees
- Discounts
- Tax information
- Your rental must have a Rental Agreement
- Cancellation policy must be specified
- Payments methods must be specified
- A payment gateway must be linked to the Talkguest account
- Maximum field length restrictions: Description: 10000, Summary: 80, Photo description: 400
- Registration number must be specified for listings in jurisdictions that require it
- Check-in window and check-out must to be set in
- Number of guests must be set in
Headline
To update your listing headline, go to Settings > Properties and Rentals choose the property and the rental for which you want to change the headline. Under the Details tab on the listing section fill in the Listing Name.
Description
To update your listing description, go to Settings > Properties and Rentals choose the property and the rental for which you want to the description. Under the Details tab on the Listing section fill in the Description field.
Location
To update your property’s address and latitude/longitude, go to Settings > Properties and Rentals choose the property that has the listed rental. Choose Edit and fill in the address. latitude/longitude is automatically calculated based on the address.
Property registration number
To add a property registration number in <Talkguest>, go to Settings > Properties and Rentals choose the property and the rental for which you want to introduce the property registration. Click Edit and fill in the Legal Registration Nº field.
Bedrooms and bathrooms
To specify the number of bedrooms and bathrooms, go to Settings > Properties and Rentals choose the property and the rental. Click Edit and set the number of bedrooms and bathrooms.
Maximum number of guests
To specify the maximum number of guests that a property can accommodate, go to Settings > Properties and Rentals choose the property and the rental. Click Edit and set Maximum Occupancy field.
Minimum length of stay
To specify a minimum length of stay for a property, go to Settings > Properties and Rentals choose the property and the rental. Click Edit and set the Minimum Stay field. Note that the property details page (PDP) on the HomeAway site evaluates a traveler's requested stay dates based on the check-in date, not the highest minimum stay value for the selected date range.
Photos
Only the first 50 photos feed to HomeAway. The recommended resolution is 1920x1080 pixels and the maximum photo size is 20 MB. go to Settings > Properties and Rentals choose the property and the rental. Under the photos, tab drag & drop the photos you want. You can drag the already uploaded photos to change their order. The first photo will be the cover photo. Put your mouse over a photo to show the delete option and click the trashcan icon if you want to delete a photo.
Advertiser ID
To locate your advertiser ID in <Talkguest>, go to Settings > My Account. You’ll be showed your Customer Id which is your VRBO advertiser id.
Check-in and checkout time
To update the check-in and checkout time for a property, go to Settings > Properties and Rentals, choose the property of the rental you are listing. Under the details tab fill in the check-in time range and the the checkout time
Custom house rules
Talkguest does not allow the configuration of customer house rules.
Suitability for children; events; smoking and pets
To specify if your property is suitable for children, events, smoking, and pets, go to Settings > Properties and Rentals, choose the property of the rental you are listing. Under the details tab toggle children, events, smoking, and pets Allowed.
Default base rate
To enter a default base rate in Talkguest, go to Settings > Properties and Rentals, choose the property of the rental you are listing. Under the details tab fill the base price field.
Nightly rates
To specify nightly rates in Talkguest, go to Prices > Calendar. Click on the calendar for the rental you want to set the rates for. On the modal dialog set the rate and period the dates for which it will be valid as well as any additional option you need.
Fees
To define fees in Talkguest, go to Settings > Properties and Rentals, choose the property of the rental you are listing. Under the details, tab fill the base price field on the Extra Charges section.
Discounts
Talkguest does not support discounts but it does allow for price management at discounted rates. Go to Prices > Categories choose the rental and then apply % discount to the base or nightly price.
You can also integrate with dynamic pricing services to have your prices adjust according to market demand.
Tax information
To define taxes, go to Settings > Properties and Rentals, choose the property of the rental you are listing. Under the Invoicing section fill the VAR tax for Stays and VAT tax for Channel Extras to setup your value-added tax rates.
Stay taxes are automatic you don’t need to set it up. We will send the most up-to-date rules to VRBO.
